Managing a lift contract means balancing reliability, resident access, budgets and statutory responsibilities. TLS supports maintenance enquiries for managed buildings and portfolios. Set out the equipment, existing contracts and recurring concerns so that a proposal can be compared against the actual needs of the properties.
Make contract comparisons meaningful
Compare visit schedules, reporting, exclusions, parts and labour cover, emergency arrangements and notice periods. A comprehensive contract label is not enough on its own. Ask how chargeable work is authorised and how outstanding defects are communicated.
Prepare for a contract takeover
Gather the lift register, service history, independent examination reports, contact lists and safe access information. Check termination terms with the current provider. Agree a handover process rather than assuming a new contract resolves every existing defect.
Occupied buildings and resident communication
Identify who depends on the lift for access and who will communicate outages. Include access restrictions and building contacts in the service arrangements. Planned works may need coordination with residents, facilities staff and other contractors.
Plan maintenance and capital expenditure separately
Track recurring repairs alongside equipment age, obsolescence and examination findings. A longer-term modernisation or replacement plan can support budget discussions, but projected costs need a defined scope. For several sites, send the lift count and location of each rather than assuming identical requirements.
Common questions
Who is responsible for the lift in a block of flats?
Responsibility depends on the ownership and management arrangements and applicable duties. Establish the responsible person and contractual roles explicitly; appointing a maintenance contractor does not remove all duty-holder obligations.
Can a proposal cover several sites?
Include each site's address, lift details and current arrangements. Coverage and the proposed scope should be confirmed for each property.
